The role of the condominium administrator like in the Kaset condo (คอนโด เกษตร which is the term in Thai) is central, as it carries out the group’s decisions and manages all matters related to the building.

Choosing who will take on this position is not always easy. Not all owners are interested in dedicating themselves to a role that involves spending extra time and many responsibilities.

Thus, when the function is exercised freely by the joint owners, the rule is that it rotates among them so that everyone ends up being an administrator. However, when this does not happen for unavailability, there is always the option of reimbursing the function by selecting one of the owners interested in exercising it or even hiring an outside company to do this work.

The Law

All issues or problems can be resolved amicably through dialogue and agreement between the parties, seeking to find solutions that are pleasing to the majority. However, in more severe cases, be aware that you can resort to the law (which is quite demanding and transparent for property protection). From the roof to the floors, passing through the foundations, pillars, main walls, columns, entrances, stairs, and passages, all the elements belonging to the structure of the building constitute the common parts of the condominium.

Even if they are used exclusively by one of the fractions, these elements and the facilities (air, light, electricity, communications, air conditioning, etc.) are considered in this way.

On the other hand, if it is not specified in the title deed of horizontal property (which we will explain later), the joint owners’ patios and gardens, elevators, garages, and other areas of use can also be understood standard parts.
